Real Estate in Discovery Bay Since January 1st, 2010

Since January 1, 2010 the housing market in Discovery Bay reflects the following:

156 homes have been sold in the price range of $1,100,000 being the high and $145,000 being the low. The average home price in Discovery Bay is $339,688. This is due to the different types of properties that you find in Discovery Bay.

Homes that have sold on the Deep Water sold between $1,100,000 and $385,000 With the average home price being $612,440. A total of 26 sales since January 1, 2010.

This is such a good time to buy if you are looking to live on the water in Discovery Bay. And are looking for a home that you can enjoy this Delta Community lifestyle. With home prices that have declined in the past two years, we are currently starting to see an increase in sales price over the last six months. Out of the above mentioned Discovery Bay Deep Water listings 3 were bank owned, 9 were short sales and the rest were traditional sales.

Discovery Bay also boast a private Golf Course Community where 23 of the total sales from January 1, 2010 were sold. They ranged from $605,000 at the high end and $196,000 at the low. The average price range on the Golf Course in Discovery Bay is $311,321

The remaining 107 homes were located in different communities such as “The Lakes” and Lakeshore” These are gated communities in the town of Discovery Bay located on the west side of old Discovery Bay. These home were built in the boom and many are currently bank owned or short sales. Within these two communities you can find a community swimming pool, two man made lakes with walking trails and both of the communities are gated with a security guard.

Also within Discovery Bay there is also a lake in the middle that has no deep water access to the delta for boating. However you can enjoy fishing, swimming, paddle boating, sailing, and boating with electric boats only. Most homes located here were built between 1979 and 1985. With the average price range currently being in the high $200,000.

A few other areas in Discovery Bay are a couple of condo units selling in the low 100ks with Delta access or a community pool. And some single family homes with backyards and their own assigned boat dock for Delta access.

Discovery Bay is a census-designated place (CDP) in Contra Costa County, California in the United States about 60 miles (97 km) from San Francisco. As of 2006, the town’s population was about 16,500.

Discovery Bay is based on a waterfront community of 3,500+ homes with private docks with access to the Sacramento-San Joaquin River Delta. Now Discovery Bay has grown and added Discovery Bay West which features gated and non-gated “off-water” communities with homes from 1,400 square feet (130 m2) up to 4,700 square feet (440 m2).

In July 2007, Discovery Bay celebrated its maturity into its own community by changing the ZIP code from 94514 (which it shared with the neighboring community of Byron) to 94505. A huge town celebration ensued with a world record-setting paddle boat raft-up.

Schools in Discovery Bay are in the Byron Union School District. There are two K-6 schools in the district: Discovery Bay Elementary in old Discovery Bay and Timber Point Elementary in Discovery Bay West. Excelsior Middle School in Byron is the district’s sole 6-8 school. It was a California Distinguished School in early 2004. High School students (9-12) attend Liberty High School in the Liberty Union High School District located in nearby Brentwood. There are future plans for an as now unnamed Fifth High School on the south side of Highway 4.
